A construction firm’s exposure is defined by workers’ compensation. If a sub can’t produce a valid WC certificate, their injured worker’s claim can be charged to your policy — and your experience modification rate (EMR / e-mod) climbs, which prices you out of future bids that require an EMR under 1.0. Add OSHA scrutiny, project wrap-up (CIP) audits, and lender draw conditions, and a lapsed certificate isn’t a nuisance — it’s a stop-work event.

A concrete sub’s laborer is hurt during a pour. When the wrap-up auditor asks for that sub’s workers’ comp certificate, it turns out the policy was cancelled mid-term for non-payment and no one caught it. Auto Liability$1M combined single limit for owned, hired, and non-owned autos hauling to the site.
Umbrella / ExcessA $2M–$5M umbrella is frequently required to sit above GL and Auto on commercial work.
Additional Insured + WaiverThe GC and owner named additional insured (primary & non-contributory) with a waiver of subrogation on GL and WC.
