COI tracking for general contractors

On a general contractor’s job, every subcontractor’s insurance rolls up to you. If a framer’s general liability lapsed three weeks ago and their nail gun starts a fire, the claim lands on your policy and your loss history. The exposure is doubly sharp for a GC. First, an uninsured sub’s injury or property-damage claim flows up to your policy, spiking your experience mod and premiums for years. Second, your own client’s owner-controlled insurance program (OCIP) and lender almost always require you to prove every tier below you carries coverage. A single expired certificate can hold up a draw request or an audit.

Consider a punch-list day: a drywall sub you brought on in March finished months ago, but their GL quietly renewed at a lower limit — or lapsed entirely — while they were off your radar. If a defect claim surfaces on that work now, the certificate in your folder is stale and the coverage you assumed is gone. That gap between “had a cert once” and “covered today” is exactly where GCs get exposed.

Insurance requirements that matter

Most GCs write these minimums into every subcontract and collect a matching COI before a sub sets foot on site:

General LiabilityCommonly $1M per occurrence / $2M aggregate, with products-completed operations coverage that survives project closeout.
Additional InsuredThe GC (and often the owner) named as additional insured on a primary & non-contributory basis, via CG 20 10 / CG 20 37 endorsements.
Auto LiabilityTypically $1M combined single limit for any sub driving to or hauling on your site.
Workers’ CompensationStatutory WC plus Employer’s Liability (often $1M/$1M/$1M) — the coverage that keeps an injured sub’s crew off your policy.
Waiver of SubrogationOn the GL and WC policies, so the sub’s carrier can’t turn around and sue you after paying a claim.
